Getting started
What is Bairrio?
Bairrio connects people buying and selling homes in Portugal. It brings listings, offers, documents and independent professional services together, so buyers and owners can deal directly.
When and where will Bairrio launch?
Bairrio will launch in Portugal. Join the waitlist and we’ll email you when it is available.
What happens when I join the waitlist?
Choose whether you’re buying, selling or providing services, and leave your contact details. We’ll email you at launch. You can add more information in the optional details.
Buying and selling
What are the transaction costs?
Bairrio charges a flat €99 listing fee, including VAT, with no commission on the sale price. The calculator compares that fee with an agency commission. Taxes, registration, mortgage costs and any professional services depend on the transaction and are separate.
How will buyers, sellers and professionals be vetted?
Buyers, sellers and service providers will complete identity checks before transacting through Bairrio. Professionals will also be checked for the qualifications required for their service.
Will listings appear on other property portals?
Yes. Bairrio will distribute eligible listings across property portals as part of the €99 listing fee. Owners manage one listing, and buyers can discover the property in more places.
Who manages viewings, offers and negotiations?
Buyers and owners communicate directly. They arrange viewings, make or review offers, and agree the terms. Bairrio helps keep messages, appointments and offers together; each person stays in control of their decisions.
Which property documents will I need?
Common documents include the land registry certificate, tax property record, energy certificate and floor plan. The exact requirements depend on the property. A lawyer or solicitor can confirm what is needed and review the documents.
Does Bairrio replace an agent or legal adviser?
Bairrio is a technology platform and marketplace, not a real estate mediator. Buyers and owners deal directly. A lawyer, solicitor or notary should advise on the legal steps and documents for the purchase or sale.
Support and privacy
What professional support can I find?
Bairrio brings together photography, energy certification, valuations, mortgage support, legal advice, removals and other home services. You choose the help you need and agree the scope and cost with the independent professional.
Can I join as a service professional?
Yes. Choose “Providing services” in the form. You can add your service and location in the optional details, and we’ll contact you when Bairrio launches.
How are my signup details used?
We use the details you provide to email you when Bairrio launches. The notice beside the form explains how your information is handled. Email [email protected] to request access to or deletion of your details.
